A Initial Inspection is typically booked two to four weeks prior to closing. The Initial Inspection includes all the major components of the home, excluding Septic or Sewer Inspection unless, the New Construction Package is booked, then a free Sewer Lateral Scope Inspection or Septic Inspection is included for free. Home Sight Inspections will call out any deficiencies and create a well written report to be sent to you or your realtor to then send to the builder. We will then go out one to three days prior to the closing to conduct the last final walkthrough to ensure all items were corrected. Any items that have not been corrected will be called out on the report. It will then be up to you and your builder to come up with a middle ground for corrections after the closing date. A Final Walk Through Inspection is typically booked one to three days prior to closing. A Final Walk Through Inspection is booked with an Initial Inspection. The Initial Inspection calls out any deficiencies on the home and then the Final Walk Though Inspection is to ensure all items were corrected. A report will be sent to the realtor & client to go over which items were corrected and which items are still deficient. It will then be up to you and your builder to come up with a middle ground for corrections after the closing date. A 11 Month Warranty Inspection is typically booked 11 months after the house has been built. The 11 Month Warranty Inspection will be a comprehensive inspection going over the entirety of the home. Over the course of the year many things can go wrong in a home. Many issues we deal with our moisture issues, structural issues, plumbing issues, and roof issues. This inspection will uncover any issues that have formed since the final construction of the home. Most of the items will be covered under your builders 1 year warranty. It will then be up to you and your builder to see what they will fix. It is best for you to go over your builders warranty prior to signing to ensure you are aware what components of the home are covered.
